Based on its over 20 years of experience, Angel Poland Group sets trends in the Polish premium real estate market. We spoke with Tomasz Karpiel, COO of Angel Poland Group, responsible for the Group's development, new investments, and investor relations, about the challenges, investor expectations, and why demand in this segment consistently exceeds supply.

Premium real estate is one of the most sought-after luxury goods and operates under completely different rules than products in the mainstream segment. What is the reason for this?

Tomasz Karpiel: First and foremost, it’s due to scarcity. Although there has been a trend among developers toward premium properties in recent years, there simply aren’t enough investments that can be classified as the most prestigious. Creating an aesthetically pleasing project is definitely not enough. Today, premium real estate encompasses everything that contributes to our quality of life. What we have previously experienced only in the world’s finest hotels can now be within our reach. This includes not only amenities like pools, spas, lobbies, and coworking spaces but also access to art, modern technologies, and services that provide the best management of an investment portfolio.

At Angel Poland Group, we adhere to the principle that the client is our partner; we get to know their needs and advise them at every stage. To this end, we established Angel Management, a company specializing in comprehensive services in the premium real estate market. As a result, investors receive full support from the best experts after construction is completed, both in the form of long-term rental management and when selling on the secondary market. What is the profile of a client who decides to purchase a luxury property?

Tomasz Karpiel: It is difficult to speak of a specific client profile. Buyers of Angel properties include individuals who want to live in a prestigious location, enjoying unique common spaces with luxurious amenities, as well as investors looking to allocate their capital for high returns. Thanks to their experience, they have a solid understanding of the market and draw the right conclusions when analyzing the premium segment. In recent years, we have witnessed global crises that have caused significant concern. Inflation has risen at an alarming rate, and money has lost value rapidly; however, premium real estate has continued to see increases. A great example is our Kraków project, Angel Stradom, where the sale of one of the apartments set a record in the secondary market. Its owner gained over 3 million PLN from the transaction. Our clients are fully aware of the uniqueness of Angel properties, whether they are purchasing for personal use or aiming for substantial profits through rental or resale in the secondary market.

Where is it worth investing a large capital today to ensure such profits?

Tomasz Karpiel: Premium real estate located in the centers of large cities is definitely worth investing in, but we must acknowledge that these are scarce products, primarily due to the lack of available land for new developments. Angel Poland Group focuses its activities on Wrocław and Kraków, which, thanks to their strong investment potential, are considered true European metropolises. Our investments have become the city’s landmarks, such as the Royal Apartment in Angel Wawel, the most unique and expensive apartment in Kraków that has garnered national attention. The building, although nearly 10 years old, remains the most sought-after luxury address among investors, with prices for apartments in the secondary market reaching astonishing values. The Angel Stradom complex, consisting of a luxury apartment building and the five-star Stradom House Autograph Collection by Marriott, has set a completely new standard in the market. Here, apartment owners can enjoy hotel amenities such as a pool, a spa with a sauna complex, two restaurants, the exclusive Hedwig’s club with a wine cellar, and conference spaces. Stradom House is much more than a hotel; it is a development open to the local community that redefines urban lifestyle. We operate similarly in Wrocław, which attracts investors like a magnet. Our mixed-use development, OVO Wrocław, was awarded at MIPIM, the most prestigious international competition that evaluates only the best projects in the world. Angel City also received the title of Lower Silesian Construction of the Year 2022. Within the plot we own, we created Angel Square, a unique complex consisting of apartment buildings with access to green spaces and water, completely transforming the face of Przedmieście Oławskie. Today, it is the most desirable place to live in the city.

What indicates its uniqueness?

Tomasz Karpiel:It is rare for a client to receive absolutely everything within an investment. Most often, they hesitate when choosing, comparing many projects, each with different attributes. Our latest investment in Wrocław, which is also the final stage of Angel Square, offers the so-called “whole package” — starting from a location close to the Old Town market, through access to green and recreational areas with our restored promenade along the Oława River, to unique common spaces with the most sophisticated amenities. We invited the prestigious Spanish firm ADC Atelier to collaborate on the interiors of The Upper House. We have the comfort of allowing our clients, at the stage of making purchasing decisions, to see for themselves what they gain by investing their capital in this project. The architects of Angel Poland Group, together with ADC Atelier, previously created spectacular spaces for the Stradom House hotel in Kraków. Their distinctive style, combined with exceptional attention to detail, creates spaces that amaze and inspire. Our previous projects convince clients to invest again in Angel properties.

The construction of The Upper House by Angel will be completed in the middle of next year. What are your plans for future investments?

Tomasz Karpiel: In Wrocław, we continue to focus on The Upper House, which will feature over 380 apartments of varying sizes, from functional studio apartments to spacious penthouses on the upper floors with views of the horizon. Residents will have access to a wellness area with a 25-meter swimming pool, saunas, and a fitness center, coworking spaces, a representative lobby with a reception and 24-hour security, as well as a three-level underground parking garage and a green terrace on the roof of the 10th floor. All of this makes the project extremely attractive. Recognizing the potential of the capital of Lower Silesia, we have not said our last word, and the prospects for new investments are promising.

Currently, we are preparing to start our largest project in Kraków, which will be developed on the plot we purchased at the intersection of Prądnicka and Doktora Twardego streets. Angel Green will address the housing needs of those planning to center their lives around the capital of Małopolska. I can reveal that nature will play an extremely important role here. With Angel Green, we will demonstrate that, in caring for the future of new generations, the premium segment can take a new direction, transforming neglected areas into a green oasis in the heart of Kraków.
